About

One island, done properly.

Deep Oʻahu is a geospatial property-intelligence company. It builds property research for Oʻahu — every parcel, every separately owned property, and the Hawaiʻi-specific fine print that decides a deal here — entirely from free public records.

Why one island

Depth beats breadth, and it is not close.

Going wide is the obvious move and the wrong one. Three reasons, each of which you can check against the product.

01

The questions that decide an Oʻahu deal are local ones.

Whether you own the land or lease it. Whether there is a cesspool on it and which replacement band it falls in. Whether the short-term rental is registered. Whether it sits in the sea-level-rise exposure area. A national product does not carry these fields, because they matter in very few places — and this is one of them.

02

One island is small enough to do completely.

Every parcel on Oʻahu, every separately owned property including every condominium unit, every permit since 2005, mapped against the same boundaries. Coverage that is complete for one place is worth more than coverage that is thin everywhere, because you can tell when something is missing.

03

Depth is what a professional is actually paying for.

Anyone can show you a price and a photograph. The work is in reconciling seven public sources onto one Tax Map Key, keeping a condominium unit distinct from the parcel underneath it, and being able to say where every value came from and when.

How we work

Show the record, or do not make the claim.

The evidence model is the whole product opinion. Everything else follows from it.

A published record, a calculation over that record, and a model's inference are three different kinds of claim, and they deserve three different amounts of your trust. So Deep Oʻahu keeps them apart on the page and names which one produced each value, with the source and the date it was published beside it.

That has a cost. It means the product cannot round a gap into a confident number, and it means a measurement is published as a measurement rather than dressed up as a record. We think that is the trade a professional wants.

The public-record data is rebuilt weekly from the authorities that publish it. The map, the search index and the aerial imagery are all served from infrastructure we run, so what the site shows does not depend on a third party's product decisions.

What we will not build

  • No listings, comps or valuation estimateAssessed value is a tax assessment. We will not dress it up as a market price, and we will not publish a price estimate we cannot show the working for.
  • No proprietary scoreThere is no rating on this site you cannot take apart into the public fields it was calculated from.
  • No resale of your researchWhat you search for here is not a lead. It is not sold, brokered or passed to anyone.
  • No claim about a person from a map overlapThat a parcel intersects an area is a fact about two geometries. It is not a fact about whoever lives there.
  • No claim without the evidence beside itEvery value names the class of evidence that produced it, the source it came from, and the date that source published it.
What Deep Oʻahu is not

It is a research tool. It is not a licensed opinion.

This is a boundary, not a disclaimer to scroll past.

Deep Oʻahu is not a real-estate broker, an appraiser, a surveyor, a title company, an engineer, a lender, an insurer, or a provider of legal advice, and nothing it produces substitutes for any of them. It republishes government records and shows its working. A survey establishes a boundary; a map layer does not. An appraisal establishes a value; an assessment roll does not. A title report establishes what you are buying; an ownership-type field does not.

Verify anything material with the authoritative source or an appropriately licensed professional. Where a record on this site disagrees with the county's, the county's is the one that counts — and we would like to hear about it.
